1. About these terms
These Terms of Service ("Terms") govern your use of Rentelya, operated by Skyrious Technologies Sdn Bhd (Company No. [COMPANY REGISTRATION NUMBER]) of [REGISTERED ADDRESS] ("Rentelya", "we", "us"). By creating an account or using the platform, you agree to these Terms. If you are using Rentelya on behalf of a company, you confirm you have the authority to bind that company.
2. What Rentelya is — and isn't
Rentelya helps landlords keep track of properties, units, tenants, leases, rent, utility bills, expenses and maintenance requests, and gives tenants their own view of their tenancy, payment history, and a way to raise maintenance requests.
Rentelya does not process payments. Rent, deposits and other money always move directly between tenant and landlord — by bank transfer or another method they agree between themselves. Rentelya only records that a payment happened, at the landlord's confirmation. We are not a party to the tenancy, we do not hold or transmit funds, and we are not a payment institution.
Rentelya is presented through a web browser. There is currently no dedicated iOS or Android app — every feature described on rentelya.com and in the platform is available through the web portal, which works on a phone, tablet or computer.
3. Accounts
At this stage, landlord accounts are set up by our team after you contact us — see "Pricing" on rentelya.com. Once you have a landlord account, you invite your own tenants, and each tenant receives their own sign-in. You are responsible for:
- keeping your password confidential, and for all activity under your account;
- the accuracy of the information you enter, including tenancy terms, amounts and dates;
- telling us promptly if you believe your account has been accessed without authorisation.
We may suspend or close an account we reasonably believe is being used unlawfully, fraudulently, or in a way that puts other users' data at risk.
4. Landlord responsibilities
As a landlord using Rentelya, you are responsible for the lawfulness of your tenancy agreements and for how you collect and use your tenants' personal data outside the platform. When you add a tenant's details, documents or identity information to Rentelya, you confirm that you are entitled to do so and that you will handle that information appropriately, consistent with our Privacy Policy and the PDPA.
5. Tenant use
If you are a tenant, your account was created by your landlord, or by you accepting an invitation from your landlord. You can view your tenancy, your payment and rent history, your documents, and raise maintenance requests. Rentelya displays information as recorded by your landlord; if something looks wrong, please raise it with your landlord as well as with us.
6. Acceptable use
You agree not to:
- use Rentelya for any unlawful purpose, or in a way that infringes anyone else's rights;
- try to access another landlord's or tenant's data, or any part of the platform you are not authorised to use;
- upload content you do not have the right to upload, or that is unlawful, defamatory, or infringes someone's intellectual property or privacy;
- probe, scan, or attempt to interfere with the platform's security or normal operation;
- use the platform to send unsolicited communications.
7. Your content
You keep ownership of the documents, photos and other content you upload — your tenancy agreements, receipts, unit photos and the rest. By uploading it, you give us the right to store, process and display it back to you (and, where relevant, to the other party to the tenancy) solely to provide the service.
8. Fees
We do not currently publish a fixed price list — fees are agreed with you directly before your account is set up. Any fees, billing cycle and payment terms will be confirmed with you in writing before you are charged anything.
9. Availability
We aim to keep Rentelya available and reliable, but we do not guarantee uninterrupted access — the platform may be unavailable during maintenance, upgrades, or for reasons outside our control.
10. Disclaimers and liability
Rentelya is provided on an "as is" and "as available" basis. To the extent permitted by law, we exclude all warranties not expressly stated in these Terms, and we are not liable for indirect, incidental or consequential loss. Nothing in these Terms limits liability that cannot lawfully be limited under Malaysian law. Rentelya is a record-keeping and communication tool — we are not a party to, and take no responsibility for, the tenancy agreement between a landlord and a tenant, or for money transferred between them outside the platform.
11. Suspension and termination
You may stop using Rentelya at any time by contacting us. We may suspend or end an account for a breach of these Terms, non-payment of agreed fees, or if required by law. On closing an account, we handle your data as described in our Privacy Policy.
12. Changes to these Terms
We may update these Terms as the platform changes. We will update the "Last updated" date above, and where a change is significant we will let registered users know.
13. Governing law
These Terms are governed by the laws of Malaysia, and any dispute is subject to the exclusive jurisdiction of the Malaysian courts.
